East Coast Realty Ventures LLC (ECRV) Closes $21,150,000 Private Placement for Holiday Inn Express -- Baltimore -- BWI Airport W

ROCKVILLE, MD -- (MARKET WIRE) -- 09/12/06 -- East Coast Realty Ventures, LLC is pleased to announce the acquisition of the Holiday Inn Express -- Baltimore -- BWI Airport West in a 1031 Tenants in Common (TIC) private placement for $21,150,000. CapWest Securities, Inc. raised $9,450,000 of equity with 34 investors. Additional financing was secured from Bear Stearns Commercial Mortgage, Inc. for $11,700,000.

The hotel located in Hanover, Maryland, is a five story, 159-room limited service hotel with a freestanding restaurant currently occupied by Denny's.

Management believes the Holiday Inn Express -- BWI should perform at a high rate of return. The hotel is located near an expanding airport and has a predominately business and corporate clientele. The transaction fundamentals were positive. The Holiday Inn flag has an excellent reputation and track record. The selected hotel manager, Park Place Hospitality Group of Charlotte, North Carolina is known for its expertise in the industry. Management believes Holiday Inn Express -- BWI should prove to be a very secure and reliable investment.

ECRV plans to focus on small to mid-size commercial properties in the east coast and mid-Atlantic region. Target markets will include properties in the $7,000,000 to $20,000,000 price range offering a high probability of providing competitive returns.
